Unlike an estate agent, who represents the seller, we work exclusively for you — providing independent advice, targeted property searches, and skilled negotiation to help you secure the right home at the right price in Dublin or the commuter counties.

• Initial consultation to establish requirements

• Consultation and refinement of shortlist

• Additional viewings as required

• Bespoke bidding strategy

• Offer negotiation and follow-through

• Recommence search if unsuccessful

• Recommendations for trusted professionals (legal, surveyors, mortgage brokers)

• Pre-completion inspection of the property before funds are drawn down

 

Market Insight

Pricing

Stage 1 – Engagement Fee: €2,500 (excluding VAT)
The Engagement Fee is non-refundable and is payable when you retain the Buyer’s Agent service.

 

Stage 2 – Search & Source Property Fee
The Search & Source Property Fee becomes payable when a suitable property reaches Sale Agreed status. 

 

The fee is calculated as follows:

• 1.5% of the agreed purchase price up to €1,000,000; and

• 1% of any portion of the agreed purchase price above €1,000,000.

 

Fees are quoted excluding VAT. The Search & Source Property Fee is separate from, and additional to, the Stage 1 Engagement Fee.
